How to Do a Construction Takeoff (Beginner's Guide)
Every estimate starts with a takeoff. Get the takeoff right and the rest of your bid is just pricing. Get it wrong and you're either leaving money on the table or eating the difference. Here's how it works, start to finish.
What is a takeoff?
A takeoff is measuring a set of plans to figure out exactly how much material and labor a job needs. It's called a "takeoff" because you're taking the quantities off the drawings. It's the quantities only — pricing comes after.
Step 1 — Read the plans and set your scale
Before you measure anything, confirm the drawing scale (e.g. 1/4" = 1'). If you're measuring on-screen from a PDF, set the scale in your viewer using a known dimension. Measure at the wrong scale and every number is wrong.
Step 2 — Identify your scope
Only measure what you're responsible for. If you're the drywall sub, you don't count the concrete. Mark up the plans or use layers so you don't double-count or miss an area.
Step 3 — Measure by type
- Area (square feet) — walls, ceilings, flooring, roofing, insulation
- Linear (feet) — trim, baseboard, pipe, conduit
- Count (each) — fixtures, outlets, doors, windows
Keep each type in its own column so your material list stays clean.
Step 4 — Add a waste factor
Materials get cut, broken, and mismeasured. Add a waste factor — usually 5–15% depending on the material and layout — so you order enough. Always keep it as a separate line so you can see it.
Step 5 — Build the material list
